1. Our Role: Cash Buyer, Not Your Agent
Matt Buys Homes is a private real estate investor and cash buyer.
Buyer of Record. Matt Buys Homes is a real estate investment program operated by California Prime Real Estate LLC (the "Buyer" or "LLC"). When we purchase your property, California Prime Real Estate LLC is the buyer of record, acting as a principal acquiring real estate for its own account.
Licensure Disclosure. As required by California law, we disclose that Matt Deutchman, who is associated with the LLC, is a licensed California Real Estate Broker (CA DRE License #01939315), with his license held under independent affiliation with eXp Realty. One or more individuals working with the LLC may also hold California real estate licenses. These licenses are held in the individuals' personal capacities and relate to their independent brokerage activities; they do not transfer to, and do not create licensing obligations for, California Prime Real Estate LLC.
eXp Realty Not a Party. eXp Realty is not a party to, has no role in, and does not benefit from California Prime Real Estate LLC's purchase transactions. No statement on the Site or made by us should be construed as a representation by, or on behalf of, eXp Realty.
No Agency Relationship. Notwithstanding the licensure described above, when California Prime Real Estate LLC purchases your property, neither the LLC, Mr. Deutchman, eXp Realty, nor any licensed individual associated with the LLC is acting as your real estate agent, broker, fiduciary, or representative. We do not owe you any agency or fiduciary duties in connection with our purchase of your property. Any opinion, suggestion, or statement we offer is made in our capacity as a buyer, for our own benefit, and should not be relied upon as professional advice given on your behalf.
No Automatic Representation. The existence of any real estate license held by a person associated with California Prime Real Estate LLC does not create any agency, fiduciary, or representation relationship between the LLC (or any such individual) and you, and none should be implied. If you wish to be represented in connection with the sale of your property, you must (i) request such representation in writing and (ii) sign a fully executed written representation agreement (such as a listing agreement or buyer representation agreement) with a licensed agent or broker of your choosing, clearly setting forth the scope of representation and compensation. Absent such a separately negotiated and fully executed written representation agreement, no agency or representation relationship exists with you, and California Prime Real Estate LLC is acting solely as a principal buyer.
Independent Advice Encouraged. Because we do not represent you, we strongly encourage you to consult your own independent real estate agent, attorney, tax advisor, and/or financial advisor before deciding to accept any offer from us. By submitting a property to us or otherwise interacting with us, you acknowledge that you have read this disclosure and understand that we act solely as a buyer.
2. Not Legal, Financial, Tax, or Accounting Advice
Nothing on the Site — including blog posts, FAQs, comparison content, calculators, sample offers, sample timelines, or any communication with us — constitutes legal, financial, tax, accounting, mortgage, insurance, or investment advice. We are not attorneys, CPAs, financial planners, mortgage lenders, or licensed financial advisors. You should consult qualified professionals about your specific situation before making any decision regarding the sale of real estate, including the potential tax consequences, lien resolution, foreclosure, probate, divorce, bankruptcy, or any other circumstance affecting your property.

Selling to a cash buyer trades top-of-market price for speed, certainty, no repairs, no showings, and a simpler closing process.
4. No Guarantee of Closing or Timeline
Statements about closing speed, including phrases such as "close in as little as 5 days" or similar timelines, reflect outcomes we have achieved in past transactions and what we aim for when conditions allow. They are not guarantees. Actual closing time depends on factors including but not limited to:
- Title condition, liens, encumbrances, and required releases
- Occupancy status and tenant rights
- Probate, divorce, bankruptcy, or other legal proceedings
- HOA requirements and approvals
- Lender payoff statements and short-sale approvals
- Document availability, signing logistics, and notarization
- Title company and escrow processing times
We make no guarantee that any transaction will close, will close by a specific date, or will close at a specific price.

10. No Solicitation Where Prohibited
The Site and our communications are not directed at, and are not intended for, any person in any jurisdiction where the publication or availability of the Site would violate any law or regulation. We do not engage in activities requiring a real estate license, mortgage license, or other professional license that we do not hold.
11. Right to Assign
Matt Buys Homes may, at our sole discretion and as permitted by California law and any signed purchase agreement, assign or transfer our right to purchase a property to another investor, capital partner, or affiliated entity. Any such assignment will not change the agreed price to the seller unless agreed in writing by both parties.
12. Errors and Omissions
While we strive for accuracy, the Site may contain typographical errors, inaccuracies, or omissions, including those related to pricing, availability, timelines, and descriptions of services. We reserve the right to correct any errors and to update Site content at any time without notice.
13. Limitation of Liability
