California Prime Real Estate LLC, doing business as Matt Buys Homes ("Matt Buys Homes," "we," "us," or "our") respects your privacy. This Privacy Policy explains how we collect, use, share, and protect information about you when you visit mattbuyshomes.com (the "Site"), submit a property to us, or otherwise interact with our business. By using the Site or submitting your information to us, you agree to the terms of this Privacy Policy.

1. Who We Are
Matt Buys Homes is a real estate investment business operated by California Prime Real Estate LLC, a California limited liability company located at 330 Vernon St Unit 371, Roseville, CA 95678. We purchase residential real estate directly from owners.
Buyer of Record. Matt Buys Homes is a real estate investment program operated by California Prime Real Estate LLC (the "Buyer" or "LLC"). When we purchase your property, California Prime Real Estate LLC is the buyer of record, acting as a principal acquiring real estate for its own account.
Licensure Disclosure. As required by California law, we disclose that Matt Deutchman, who is associated with the LLC, is a licensed California Real Estate Broker (CA DRE License #01939315), with his license held under independent affiliation with eXp Realty. One or more individuals working with the LLC may also hold California real estate licenses. These licenses are held in the individuals' personal capacities and relate to their independent brokerage activities; they do not transfer to, and do not create licensing obligations for, California Prime Real Estate LLC.
eXp Realty Not a Party. eXp Realty is not a party to, has no role in, and does not benefit from California Prime Real Estate LLC's purchase transactions. No statement on the Site or made by us should be construed as a representation by, or on behalf of, eXp Realty.
No Agency Relationship. Notwithstanding the licensure described above, when California Prime Real Estate LLC purchases your property, neither the LLC, Mr. Deutchman, eXp Realty, nor any licensed individual associated with the LLC is acting as your real estate agent, broker, fiduciary, or representative. We do not owe you any agency or fiduciary duties in connection with our purchase of your property. Any opinion, suggestion, or statement we offer is made in our capacity as a buyer, for our own benefit, and should not be relied upon as professional advice given on your behalf.
No Automatic Representation. The existence of any real estate license held by a person associated with California Prime Real Estate LLC does not create any agency, fiduciary, or representation relationship between the LLC (or any such individual) and you, and none should be implied. If you wish to be represented in connection with the sale of your property, you must (i) request such representation in writing and (ii) sign a fully executed written representation agreement (such as a listing agreement or buyer representation agreement) with a licensed agent or broker of your choosing, clearly setting forth the scope of representation and compensation. Absent such a separately negotiated and fully executed written representation agreement, no agency or representation relationship exists with you, and California Prime Real Estate LLC is acting solely as a principal buyer.
Independent Advice Encouraged. Because we do not represent you, we strongly encourage you to consult your own independent real estate agent, attorney, tax advisor, and/or financial advisor before deciding to accept any offer from us. By submitting a property to us or otherwise interacting with us, you acknowledge that you have read this disclosure and understand that we act solely as a buyer.

2. Information We Collect
We collect information you provide directly to us, information collected automatically when you use the Site, and information from third-party sources.
a. Information You Provide
When you fill out a form, call us, text us, or otherwise contact us, we may collect:
- Your full name
- Phone number
- Email address
- The address of the property you want to sell
- Property details (condition, occupancy, mortgage status, liens, repairs needed, timeline, reason for selling, etc.)
- Any other information you choose to share with us during our conversations
b. Information Collected Automatically
When you visit the Site, we (and our third-party service providers) may automatically collect:
- IP address and approximate location
- Browser type, device type, and operating system
- Pages visited, time spent, referring URLs, and clickstream data
- Cookies, web beacons, and similar tracking technologies
- Advertising identifiers (for retargeting and conversion tracking)
c. Information From Third Parties
We may obtain information about you and your property from public records (county assessor, tax records, recorder's office), data providers, marketing partners, skip-tracing services, and prior property owners or occupants. This may include ownership history, sale history, estimated value, mortgage and lien information, and contact details.
3. How We Use Your Information
We use the information we collect to:
- Evaluate your property and prepare a cash offer
- Communicate with you by phone, text message (SMS/MMS), email, or mail about your property, our offer, and the transaction
- Conduct due diligence, title searches, and closing activities
- Operate, maintain, and improve the Site
- Run and measure advertising (including Google Ads, Meta, and similar platforms)
- Send marketing communications (where permitted by law and consistent with your consent)
- Comply with legal obligations and enforce our agreements
- Detect and prevent fraud, abuse, and security incidents
4. SMS / Text Message and Phone Call Consent (TCPA)
By providing your phone number on our Site or to us directly, you expressly consent to receive calls and text messages (including autodialed calls, prerecorded or artificial-voice messages, and SMS/MMS messages) from Matt Buys Homes and its authorized representatives at the number you provided, for the purpose of discussing your property, providing offers, and following up. Consent is not a condition of any sale or service. Message and data rates may apply. Message frequency varies.
- To stop text messages from us at any time, reply STOP to any text. For help, reply HELP.
- To stop phone calls, tell us during a call or use our contact form.
- We honor all opt-out requests promptly.
Even after you opt out of marketing communications, we may continue to contact you about an active transaction or for other non-marketing purposes permitted by law.
5. How We Share Your Information
We do not sell your personal information for money. We may share your information in the following circumstances:
- Service providers: Title companies, escrow agents, attorneys, appraisers, inspectors, contractors, IT and hosting providers, CRM and dialer platforms, email and SMS providers, advertising platforms, and analytics providers.
- Business partners and joint-venture buyers: We may share property and contact information with other real estate investors, wholesalers, or capital partners who may purchase the property with or instead of us. If your property is assigned to another buyer, that buyer will receive the information needed to close.
- Legal and safety: When required by law, subpoena, court order, or to protect our rights, property, or safety, or that of others.
- Business transfers: In connection with a merger, acquisition, financing, or sale of all or part of our business.
- With your consent: Any other sharing you direct or authorize.
For purposes of the California Consumer Privacy Act ("CCPA"), some of the data sharing described above (including for cross-context behavioral advertising) may be considered a "sale" or "sharing" of personal information. See Section 8 for your rights.
6. Cookies and Online Tracking
We use cookies, pixels, and similar technologies to operate the Site, remember your preferences, measure traffic, and serve advertising. Third parties such as Google (Analytics, Ads, Tag Manager), Meta (Facebook Pixel), and similar advertising and analytics providers may set cookies on your device when you visit the Site.

We retain your information for as long as needed to evaluate, pursue, and close (or decline) a transaction; to comply with legal, tax, and accounting obligations; and for legitimate business purposes such as fraud prevention and dispute resolution. Real estate transaction records are generally retained for at least the period required by California law.
We use reasonable administrative, technical, and physical safeguards to protect your information. No method of transmission or storage over the internet is 100% secure, and we cannot guarantee absolute security.
8. Your California Privacy Rights (CCPA / CPRA)
If you are a California resident, you have the following rights regarding your personal information:
- Right to know what personal information we have collected about you, the sources, the purposes, and the categories of third parties with whom we share it.
- Right to access a copy of the specific pieces of personal information we hold about you.
- Right to delete personal information we have collected, subject to legal exceptions.
- Right to correct inaccurate personal information.
- Right to opt out of the "sale" or "sharing" of your personal information for cross-context behavioral advertising.
- Right to limit the use and disclosure of sensitive personal information.
- Right to non-discrimination for exercising any of these rights.
